GIFT MATCH
An ALEX Agent or Broker (ALEX PARTNER) nominates your nonprofit as a SELECT NFP. If your NFP is 4-Star Charity Navigator rated, your NFP is automatically approved. All others require ALEX Care's approval. All approved NFPs are SELECT NFPs.
The ALEX PARTNER sets the commission % for gift matching with a client. Gift matching is up to 100% of ALEX Partner and ALEX commissions ("TOTAL COMMISSIONS".)
The gift occurs at closing and funding when an ALEX Brokerage represents the client and the client selects and makes a gift to your SELECT NFP.
LEGAL / TAX NOTE
ALEX and your ALEX PARTNER rebate their commission to the client (COMMISSION REBATE.)
The client's taxable benefit encompasses both the COMMISSION REBATE and the Client Gift — the Total Gift amount may qualify in full as a charitable contribution deduction. Treatment of real estate commission rebates and associated charitable deductions varies by state and transaction structure. Consult qualified real estate and tax counsel in the transaction state prior to closing.

We represent nonprofits on various real estate transactions such as leases, purchases, sales, and the sale of gifted
real estate assets.
If an ALEX PARTNER IS a member of your NFP board, to eliminate any conflict of interest, TOTAL COMMISSIONS will be rebated to your NFP.
If an ALEX PARTNER IS NOT a member of your NFP board, TOTAL COMMISSIONS retained by ALEX and your ALEX PARTNER are the lesser of:
1% of the transaction value
OR
$50,000.
TOTAL COMMISSIONS less either the 1% or $50,000 are rebated to your NFP at closing and funding.

PACKAGES
If an ALEX PARTNER requests and ALEX Cares approves, we will make listing packages available to your NFP to be bid on at your Auctions (LISTING PACKAGES.)
All proceeds from the sale LISTING PACKAGES at your NFP's Auction are 100% revenue to your NFP.
LISTING PACKAGES are offered to manage the sale of a listing up to a certain maximum list price.
The total value of Auction listing package commissions are market driven (MARKET DRIVEN COMMISSION VALUE.) For example, assume the MARKET DRIVEN COMMISSION VALUE for listing a property in a specific area is 3%. On a $1,000,000 transaction, the MARKET DRIVEN COMMISSION VALUE to the bidder is $30,000 (3% * $1,000,000.)
If requested, multiple LISTING PACKAGES at different maximum list prices can be offered at the same Auction.
Independent of the final bid on any package, ALEX will provide its most sophisticated listing package offered at the time of the Auction.
