In September, 86% of Georgetown homes sold for less than their original list price, a sharp rise from 80% the month before and slightly lower than the 88% seen last year. This shift marks a significant change in negotiation dynamics across the city's 238 closed sales.
ALEX Intelligence analyzed price history data to identify which subdivisions saw the most reductions. The analysis reveals that Sun City Texas, Wolf Ranch, Woodfield Preserve, and Sun City all had 100% of their September closings occur below the original asking price. These communities, along with Lively Ranch where 89% of sales were reduced, highlight a market where sellers are increasingly adjusting expectations to close deals.
The median days on market also stretched to 64 days, up 45.5% from August's 44 days. This longer timeline often correlates with price adjustments, as homes sit longer before accepting offers below list. While the median sale price dropped 3.6% to $408,500 compared to August, the frequency of cuts suggests buyers now have more leverage to negotiate down from initial listings.
The data covers all subdivisions with at least five sales in September. For sellers, this indicates that pricing accurately from the start is critical to avoid extended market time and eventual price reductions. The trend reflects a broader cooling in demand where inventory levels remain high relative to buyer activity.
