West Austin home buyers and sellers often wonder if timing matters for price and volume. ALEX Intelligence analyzed 24 months of closed sales data to identify seasonal patterns in this market. The analysis reveals that late summer and early fall consistently drive higher activity compared to the winter slump.
In September, 58 homes sold at a median price of $1,127,500, up 12.8% from the same month last year. This follows a strong August where prices hit $1,375,000 and sales volume reached 63 transactions. Historically, September marks a transition point where inventory stabilizes after summer peaks, yet demand remains robust enough to push prices higher than the previous year's levels.
Looking back two years, October saw 47 sales with a median price of $1,210,000, while November dropped to 42 sales at $1,203,650. The data suggests that listing in September or early October can capitalize on sustained buyer interest before the typical year-end slowdown. Conversely, January and February often see reduced volume, with January recording just 25 sales in 2026.
The seasonal decomposition shows that while prices fluctuate month-to-month, the trend from August through September indicates a resilient market where late-summer momentum carries into the fall. Sellers aiming for peak pricing should note that September offers a unique window of high volume and strong price performance relative to the previous year.
