What is the best month to list a home in Southwest Austin? A two-year seasonal decomposition of 24 months of data reveals that late spring and early summer consistently outperform other times of the year for both volume and price.
ALEX Intelligence analyzed closed sales from October 2024 through September 2026 to identify seasonal trends. The data shows a distinct peak in activity during May, June, and July, when homes sold faster and at higher prices compared to the rest of the year. In May 2025, for example, 165 homes closed with a median price of $640,000, while July 2026 saw 191 closings at a median of $640,000. Conversely, January and February typically see the lowest activity; January 2026 recorded only 73 sales, a 40.7% drop from the previous month.
Price trends also follow this seasonal rhythm. Median prices tend to rise in the spring, peaking in April or May, before dipping slightly in late summer and autumn. In September 2026, the median price rose 10.7% from August to $636,300, but remained below the peak levels seen in April 2026 ($675,000). Days on market were shortest during the spring surge, averaging around 30 days in May and June, compared to over 50 days in the winter months.
For sellers, the data suggests that listing in late spring or early summer maximizes exposure and potential sale price. Buyers looking for less competition may find better opportunities in the slower winter months, though inventory is often lower then. Understanding these seasonal cycles helps align listing strategies with market rhythms rather than guessing based on intuition alone.
