When is the best time to list a home in South Central Austin? A look at two years of monthly data reveals a distinct seasonal pattern where activity and prices fluctuate predictably throughout the year.
ALEX Intelligence analyzed 24 months of closed sales to identify seasonal trends. The data shows that late spring and early summer typically drive the highest volume, with May through June often seeing over 100 closed sales annually. In contrast, September consistently acts as a seasonal trough. This month recorded only 94 closed sales in 2026, matching the low activity seen in September 2025.
Price trends also follow this rhythm. While median prices peaked in November 2024 at $720,500, they have settled lower by late summer and early fall. In September 2026, the median close price was $486,095, down 20.3% from the same month last year. This decline aligns with the seasonal drop in demand as buyers shift focus before the winter holidays.
For sellers, the data suggests that listing during the peak months of May or June may yield higher transaction volumes and potentially stronger prices. However, September offers a quieter market with less competition, which could appeal to those seeking a more deliberate sales process despite the lower median price point.
The seasonal decomposition indicates that patience is key; waiting for the spring surge often results in better market conditions, while fall listings face reduced buyer activity and downward pressure on valuations.
