What is the best month to list a home in East Austin? An analysis of 24 months of closed sales data reveals a distinct seasonal pattern where activity and pricing shift predictably throughout the year.
ALEX Intelligence applied seasonal decomposition to 117 closed sales from September 2025 through September 2026 to identify trends. The data shows that spring typically brings higher volume, with May seeing 154 closings and a median price of $535,000. Conversely, late summer and early autumn often see reduced activity; September 2026 recorded only 95 closed sales, down 18.8% from the same month last year.
Despite lower volume in September, prices remained resilient, rising 15.3% compared to September 2025. The median sale price reached $490,000 across 95 transactions, while homes spent an average of 54 days on market. This suggests that while fewer buyers are active during the fall months, those who purchase in East Austin often pay a premium relative to the previous year's levels.
The seasonal decomposition indicates that listing in May or June historically captures the highest sales volume, whereas September offers a quieter market with potentially less competition but also fewer transactions. Sellers should weigh the benefit of higher spring volumes against the potential for strong price performance in the fall.
This analysis is based on Unlock MLS closed sales data from October 2024 through September 2026. The findings reflect historical patterns and do not guarantee future market behavior.
