Which school zone is moving the most homes in Central Austin? In September, Mathews Elementary led all zones with 20 closed sales, followed by Bryker Woods with 17 and Brentwood with 15. This ranking reflects pure market activity, not academic performance or test scores.
ALEX Intelligence analyzed 129 closed sales to identify the top five school zones by volume. Mathews Elementary saw a median sale price of $789,000 across its 20 transactions. Bryker Woods recorded 17 sales with a median of $662,500, while Brentwood had 15 sales at a median of $715,000. Highland Park and Doss (Austin ISD) rounded out the top five with 15 and 12 sales respectively.
The data shows that high activity does not always correlate with the highest prices. While Casis Elementary had only 10 sales, it commanded a median price of $1,632,500, the highest in the zone list. Conversely, Wooten Elementary saw 6 sales with a median of $381,000. These figures illustrate how different neighborhoods within Central Austin vary in both transaction volume and price points.
The analysis covers all elementary zones with at least five closed sales during the period. This approach ensures that the rankings represent active market segments rather than outliers. For buyers and sellers, these activity levels indicate where the most competition and opportunity currently exist in the local school districts.
