In September, 84 percent of Austin homes sold for less than their original asking price. This share rose slightly from the prior month as sellers adjusted to a market where 816 properties closed at a median of $571,479. The data shows that price reductions are now a standard part of the transaction process rather than an exception.
ALEX Intelligence analyzed listing history for all subdivisions with at least five sales in September to identify where cuts were most frequent. Marble Creek Crossing and Estancia West led the market, with 100 percent of their closed homes selling below the initial list price. Easton Park followed closely, where 95 percent of sales required a price reduction before closing.
The median days on market increased by 18.4 percent compared to August, reaching 45 days. This longer exposure time often correlates with the need for sellers to reduce prices to attract buyers. While the median close-to-original list ratio dipped slightly to 94.1 percent, the trend indicates that patience and strategic pricing are essential for sellers in Austin today.
The analysis confirms that price cuts are widespread across the city, affecting neighborhoods from entry-level subdivisions like Marble Creek Crossing to established communities like Easton Park. Buyers have more leverage to negotiate when a home has been on the market long enough to trigger a reduction.
