In September, Austin homes sold for an average of 94.1% of their original asking price, down slightly from 94.7% in August and up from 92.0% a year ago. This metric, known as the list-to-sale ratio, measures how close the final sale price lands to the initial listing price. Across 816 closed sales, the median home sold for $571,479, reflecting a 4.8% increase compared to September 2025. ALEX Intelligence analyzed the pricing dynamics by comparing original list prices against final close prices to track buyer negotiation power. While the median price per square foot rose slightly to $286, the ratio indicates that sellers are accepting offers closer to their initial asking points than they were a year ago, though still below the full list price in most cases. The data shows that 84.2% of homes sold for less than their original list price, a figure that has improved slightly from 83.5% last month but remains lower than the 88.0% seen in September 2025. This suggests a market where pricing strategies are becoming more aligned with final outcomes, even as inventory levels shift. The median days on market increased to 45 days, up 18.4% from August and down 19.6% from the previous year. These figures highlight a market in transition, where price adjustments are being met with steady demand, resulting in a balanced negotiation environment for both buyers and sellers.
