What month brings the most buyers to Hays County? A look at 24 months of data reveals a distinct seasonal pattern where activity peaks in spring and fades by late fall.
ALEX Intelligence analyzed monthly closed sales from November 2024 through October 2026 to identify the optimal listing window. The data shows that May consistently delivers the highest volume, with 522 homes sold last year compared to just 234 in January. This spring surge is accompanied by higher median prices, which reached $400,000 in April and May before retreating to $360,000 in July and August.
October marks a significant slowdown, with sales dropping 19% from September and falling 16.7% compared to the same month last year. The median price held steady at $379,750, but the number of days on market increased by 21.4% from the prior month to 68 days. This suggests that while prices remain resilient in October, buyer urgency diminishes as the year ends.
For sellers, the data indicates that listing between March and May captures the highest volume and price points. Conversely, winter months like January and February see reduced activity, with sales volumes often dropping below 300 transactions. Buyers entering the market in late fall may face less competition but should expect longer selling times for their properties.
The seasonal decomposition confirms that timing is a critical factor in Hays County real estate performance, with spring remaining the definitive peak season for both volume and price realization.
