Is the average New Braunfels home getting smaller? The data from September suggests a shift toward more compact living spaces. Across 13 closed sales, the median living area dropped to 2,106 square feet, down 5.9% from the prior month and 5.9% lower than the same time last year.
ALEX Intelligence analyzed home size trends by comparing current sales against historical data to identify shifts in buyer preferences or inventory composition. While the median price per square foot also declined to $164, the total median sale price fell more sharply to $331,500, reflecting a 17% drop from August and a 17.6% decrease compared to September 2025.
This contraction in home size coincides with a longer time on market, which rose to 71 days, up 29.1% from the prior month. The reduction in average square footage may indicate a move toward entry-level or more affordable inventory as buyers adjust to current market conditions. With only 13 sales recorded this month, the trend highlights how quickly the composition of sold homes can change even within a single month.
The data reflects ABOR-listed sales only and does not represent the entire local market.
