Market figures by town

In September 2026, New Braunfels saw a clear divergence between new supply entering the market and homes actually selling. Thirty-nine new listings were added to the inventory, while only 13 closed sales were recorded. This gap between fresh supply and completed transactions defines the current balance of available homes versus demand. The data shows that for every home sold in September, nearly three new properties hit the market. With 146 active listings currently on the books, this influx contributes to a months-of-inventory figure of 5.18 based on the trailing six-month pace. This indicates a shift toward more inventory than in previous months, where sales volume was higher relative to new supply. ALEX Intelligence analyzed the flow of these transactions to highlight the changing dynamics. The median price for closed sales dropped to $331,500, down 17% from the prior month and 17.6% from September 2025. Meanwhile, the number of days homes spent on market rose to 71, a 29.1% increase compared to August. This pattern suggests that while new sellers are entering the market at a steady clip, buyer demand as measured by closings has softened. The ratio of new listings to closed sales provides a real-time view of how quickly inventory is accumulating relative to the pace of sales.
