Bell County saw a significant cooling in September with just 99 closed sales, down 17.5% from the previous month and 17.5% lower than September 2025. The median close price settled at $279,000, reflecting a 9.8% decline compared to the same time last year. This marks the second consecutive month of price weakness after a strong start to the summer.
Inventory levels remain elevated with 503 active listings, creating a 4.43-month supply of homes. While this suggests a balanced market leaning toward buyers, the pace of sales has slowed considerably. The median days on market increased slightly to 39 days, up 2.6% from August and 5.4% higher than last September.
New construction activity also softened, with 52 new-construction homes closing compared to 64 in the prior period. Despite the slowdown, price per square foot rose to $165, a 7.1% increase from August, indicating that smaller or more efficient homes are maintaining value better than larger properties.
ALEX Intelligence analyzed the 24-month trend to contextualize these figures. The current median price is below the peak seen in May 2026 ($320,000) but remains above early 2025 levels. With mortgage rates at 7.32% according to Freddie Mac data from late October, affordability pressures continue to influence buyer behavior.
Looking ahead, the market will likely stabilize if new listings decrease or if price adjustments align with current demand. For now, buyers have more options and negotiating leverage, while sellers may need to adjust expectations to move properties in a slower environment.
