When does the ABOR / Unlock MLS Region see its highest volume of home sales? A seasonal decomposition of 24 months of data reveals a clear pattern where activity peaks in late spring and early summer before tapering off.
ALEX Intelligence analyzed closed sales from November 2024 through October 2026 to identify the optimal listing window. The data shows that May consistently delivers the highest volume, with 3,519 homes closing in May 2026 alone. June follows closely with 3,658 closings, while July sees a slight dip to 3,316. These three months account for the bulk of annual activity, driven by families aiming to move before the school year begins.
Conversely, the market slows significantly in late autumn and winter. October 2026 recorded only 2,203 closed sales, a 20.2% decrease from September's 2,761 transactions. This decline aligns with historical trends where November and December typically see reduced buyer activity. The median price also fluctuates seasonally, peaking at $435,000 in June before settling to $409,000 in October.
For sellers, the data suggests that listing during the spring months maximizes exposure and potential competition. However, buyers may find less inventory pressure during the slower fall and winter months when fewer homes are on the market. The seasonal cycle repeats annually, with a sharp rise in activity starting in February and March as the weather improves.
Understanding these patterns helps align expectations with market reality. While prices remain relatively stable year-round, the volume of transactions drives the pace of the market. Sellers listing outside the peak window should anticipate fewer showings but potentially less competition from other listings.
