The median home size sold in the ABOR region fell to 2,012 square feet in October, down from 2,024 square feet in September and 2,070 square feet a year ago. This shift toward smaller homes occurred even as the median sale price rose slightly to $409,450, reflecting a change in what buyers are purchasing rather than just price inflation.
ALEX Intelligence analyzed rolling trends across 2,190 closed sales to identify this contraction in living area. The data shows a consistent downward trend in home size over the past two years, with the median square footage dropping 2.8% compared to October 2025. This pattern suggests buyers are increasingly prioritizing location or affordability over total square footage.
The median price per square foot rose to $207, up 1.5% from September but down 3.3% compared to last year. While homes are selling for more per unit of space relative to the previous month, the total size of the properties closing has decreased. This dynamic indicates a market where smaller homes are commanding stronger price-per-square-foot values, potentially due to demand for lower maintenance or specific neighborhood locations.
The shift in home size is evident across the region's activity. As inventory remains tight with 5.1 months of supply, buyers appear to be competing more aggressively for properties that fit their immediate needs rather than seeking larger footprints. This trend aligns with broader regional patterns where efficiency and location often outweigh sheer size in current market conditions.
