The metric tracks how close final sale prices land to the initial listing price, revealing whether buyers are paying full value or negotiating discounts.
ALEX Intelligence analyzed the closing data for 128 transactions to determine this trend. While the median sale price rose 10.7% from August to $636,300, the gap between list and sell prices widened slightly compared to the prior month. Currently, 78.1% of homes sold below their original list price, a figure that has improved by 10.9 percentage points year-over-year as fewer sellers needed to cut prices to close deals.
The average home size also grew, with median living area increasing 12.6% from August to 2,420 square feet. This shift toward larger homes coincides with a slight dip in the price per square foot, which fell 1.9% from the previous month but remains 1.9% lower than September 2025 levels. These figures reflect a market where negotiation is still common, yet buyers are securing properties at prices that have risen significantly over the last year.
