In Cedar Creek, the luxury tier is defined by homes selling for $655,000 or more, representing the top 10% of all transactions over the last six months. While the median price across the city sits at $369,990, a select group of subdivisions continues to drive high-value activity despite broader market softness.
ALEX Intelligence analyzed closed sales data to rank the five subdivisions with the most luxury volume. Double Eagle Ranch leads this tier with a median sale price of $590,000 across six transactions, followed closely by its counterpart, Double Eagle Ranch Sec 1, which saw five sales at a median of $650,000. These two areas account for the bulk of high-end movement in the city.
RAILHEAD rounds out the top three with nine closed sales at a median of $409,990, showing that even entry-to-mid-range luxury homes are moving faster than the broader market average. Riverbend at Double Eagle and Bluebonnet Acres also appear in the top five, though their median prices sit below the strict luxury threshold, they represent significant volume in the upper quartile of local pricing.
The data reveals a distinct split: while general inventory remains active, true luxury homes are concentrated in specific pockets. Buyers seeking premium properties should focus on these subdivisions where transaction volume is highest, as they offer the most liquidity in the current environment. The market for homes above $655,000 remains resilient, with activity concentrated in established communities rather than new developments.
