In Lariat, homes are selling for 92.2% of their original list price on average across 121 closed sales in the rolling six months ending September 30, 2026. This ratio measures how close the final sale price lands to the initial asking price when a deal closes.
ALEX Intelligence analyzed the pricing dynamics by comparing original list prices against final close prices for every transaction. The median close-to-original list ratio improved to 92.2% from 89.2% in the prior six-month period, marking a 3.4% increase relative to the previous window. This shift indicates that buyers and sellers are reaching agreements closer to the original asking price than they were earlier this year.
Despite this improvement, 89.3% of homes still sold below their original list price during this period, up from 85.7% previously. The median sale price for these transactions was $460,350, a slight decrease of 2.3% compared to the prior six months but 2.3% higher than the same window last year.
The data suggests a market where initial pricing strategies are being tested more rigorously, yet final negotiations are stabilizing near the list price. With 121 closed sales providing a robust sample size, this trend reflects current buyer and seller behavior in the Lariat master-planned community.
The median days on market also shortened significantly to 64 days from 94 days in the prior period, a 31.9% decrease, while the median price per square foot rose slightly to $184.
