The median home size sold in Lago Vista reached 1,862 square feet in October, up from 1,755 square feet the previous month and 1,826 square feet a year ago. The data shows that homes sold in October were 6.1% larger than those sold in September and 2.0% larger than those sold in October 2025. This growth occurs alongside a median close price of $377,500, which represents a 2.6% increase from the prior month. While the average home is getting bigger, the price per square foot has dipped slightly to $202, down 1.0% from September and 4.7% lower than the same time last year. This suggests that buyers are acquiring more space for their money as the market adjusts. The trend indicates a preference for larger floor plans in the current inventory of closed sales. With 30 homes closing in October, the sample size supports this observation of shifting home sizes.
