What is the best month to list a home in Southwest Austin? An analysis of 24 months of closed sales data reveals a distinct seasonal pattern where activity and pricing align most favorably during the spring and early summer.
ALEX Intelligence applied seasonal decomposition to 24 months of transaction history to identify these trends. The data shows that while October has historically been a strong month for volume, the peak in median prices typically occurs earlier in the year. In September 2026, 128 homes closed with a median price of $636,300, which is 7.2% higher than the same period last year. This follows a trend where May through July consistently deliver the highest sales volumes and robust pricing.
Looking at the rolling 24-month window, the market demonstrates that spring listings often command higher median prices compared to late autumn or winter months. For instance, April 2026 saw a median price of $675,000 across 179 sales, while January 2026 dropped to $630,000 with only 73 sales. The data suggests that listing in the spring capitalizes on higher buyer demand and stronger price points.
However, September remains a competitive month, outperforming the previous year's median by 7.2%. Sellers considering timing their entry into the market should note that while October is active, the absolute peak in value historically occurs between April and June. Understanding this cycle helps sellers align their listing strategy with periods of maximum market heat.
