What is the most reliable month to list a home in Northwest Austin? A seasonal decomposition of 24 months of data reveals distinct patterns for sellers and buyers in this market.
ALEX Intelligence analyzed closed sales from October 2024 through September 2026 to identify the peak activity window. The data shows that late spring and early summer consistently drive the highest volume. May recorded 178 closed sales, followed closely by April with 158 and June with 157 transactions. These three months represent the strongest period for market activity in the last two years.
Conversely, winter months typically see reduced activity. January recorded only 73 closed sales, the lowest figure in the dataset. While prices also tend to be lower during these slower periods, the volume of buyers and sellers is significantly diminished compared to the spring surge.
For sellers looking to maximize exposure, targeting May or June aligns with the historical peak in buyer demand. However, if a seller prioritizes speed over peak volume, the data suggests that listing in April or May often results in faster movement due to the high concentration of active buyers during those months. The market shows a clear seasonal rhythm where activity peaks in the warmer months and contracts in the colder ones.
This analysis is based on 24 months of closed sales data for Northwest Austin, covering individual monthly counts ranging from 73 to 178 transactions.
