East Austin saw 95 closed sales in September with a median price of $490,000, marking a 15.3% increase compared to the same month last year when the median was $425,000. While the number of homes sold dropped 18.8% from the previous year, the market demonstrated resilience in pricing power over the long term. The median price per square foot settled at $306, down 7.8% from August but still reflecting a distinct value trajectory compared to the prior period.
Inventory dynamics shifted as active listings rose to 733 homes, resulting in 5.5 months of supply. This represents a slight cooling from the tighter conditions seen earlier in the year, with days on market extending to a median of 54 days, up 42.1% from August and 12.5% higher than last September. Buyers found more time to evaluate options, as the share of homes selling below original list price rose to 88.4%, compared to 85.5% a year ago.
New construction activity remained steady with 16 new builds closing, contributing to the diverse housing stock available. The median living area for sold homes was 1,650 square feet, slightly larger than the prior month. With mortgage rates at 7.32%, affordability remains a key factor for buyers navigating this balanced environment where supply is increasing but prices continue to trend upward year-over-year.
