Llano County buyers and sellers are navigating a distinct market dynamic compared to the broader Unlock MLS region. In October 2026, the median sale price reached $520,000 across 25 closed sales, representing a 2.9% increase from the same month last year. While this growth is positive, it trails the regional median of $409,450 in absolute terms, though Llano's per-square-foot value sits significantly higher at $278 compared to the region's $207.
Speed is where Llano stands out most. Homes sold in 95 days on average, a marked improvement over October 2025 when properties lingered for 138 days. This acceleration suggests strong demand relative to local supply, even as the region saw a more modest 56-day median time on market. The price-to-list ratio remained stable at 87.6%, matching both the prior month and last year's figures, indicating that while homes are selling faster, negotiation leverage has not shifted dramatically in favor of sellers.
Inventory remains tight with only 11.66 months of supply available today, a level that typically favors sellers but is tempered by the high number of active listings (305) relative to the low monthly sales volume. The market also saw a shift in home size; the median living area dropped to 1,701 square feet from 2,546 square feet the prior month and 2,018 square feet last year, suggesting a trend toward smaller properties or a specific inventory mix this season.
ALEX Intelligence benchmarked these figures against neighboring markets to highlight where Llano diverges. While the region as a whole saw prices rise by 2.9% year-over-year, Llano's unique combination of higher price per square foot and faster turnover creates a distinct profile. The data reflects a market that is moving quicker than last year but remains sensitive to inventory constraints and property size variations.
