What month offers the best chance for top dollar in Llano County? A two-year seasonal analysis of 24 months of closed sales reveals that timing is everything in this market.
ALEX Intelligence applied seasonal decomposition to monthly sales data from October 2024 through September 2026 to identify recurring patterns. The data shows a distinct peak in late summer and early autumn, followed by a significant decline as winter approaches. In September 2025, the median closed price reached $925,000 across 27 sales, the highest monthly average recorded in this period. This was followed by a sharp drop in October 2025 to $505,234 and November 2025 to $380,500.
The pattern repeats in the following year. September 2026 saw a median price of $665,000, which was higher than the preceding August ($822,000) but lower than the previous year's peak. However, the volume of sales remains relatively stable, with 26 to 27 closings in most months between September and November. The lowest activity occurred in January 2026, with only 13 closed sales and a median price of $415,000.
For sellers, the data suggests that listing in late summer or early autumn may yield higher prices, while buyers might find more inventory and lower prices during the winter months. The market shows a clear seasonal rhythm where prices tend to rise from spring through September before declining into the new year. This trend holds true even as overall price levels fluctuate year-over-year.
The analysis is based on 24 months of closed sales data, with sample sizes ranging from 10 to 31 transactions per month. The seasonal decomposition method isolates these recurring patterns from short-term volatility, providing a reliable guide for timing market entry or exit.
