Lee County Market Recap: Sales Up, Prices Steady in October

Lee County saw 47 closed sales in the rolling six-month window ending October 31, 2026, a 38% increase from the prior six-month period and up from 38 closings in the same window last year. The median sale price reached $349,000, representing a 9.9% rise compared to the previous six months and a 1.2% gain over the same period last year. ALEX Intelligence analyzed the data to show that homes are selling faster than in the prior half-year, with the median days on market dropping to 52 days from 104 days previously, though this remains 23.8% higher than the same window last year. The median price per square foot rose to $178, up 4.7% from the prior period but down 11.9% compared to last year. Homes sold for 93.3% of their original list price on average, a slight improvement over the prior period's 92%. The share of homes selling below original list price fell to 76.6%, down from 88.2% in the prior six months. New construction accounted for 10 of the 47 closings, while 58 new listings entered the market during this window. The current inventory level stands at 48 active homes, resulting in approximately 6.13 months of supply based on the recent sales pace. This data reflects a market where volume has increased significantly, prices have stabilized with modest growth, and the time to sell has shortened compared to the immediate past, though it remains slower than the previous year's pace.
