The median home size in Kissing Tree has shrunk to 1,774 square feet, down from 1,903 square feet in the prior six-month period. This shift reflects a changing inventory mix where new construction now accounts for nearly half of all closed sales. ALEX Intelligence analyzed the living area trends across 54 transactions to identify this contraction in average home footprint.
In the rolling six months ending September 2026, the median living area fell by 6.8% compared to the previous period and is 2.9% smaller than the same window last year. While the median sale price remained relatively stable at $451,750, the reduction in square footage suggests buyers are purchasing newer, more compact properties rather than larger existing stock. The median price per square foot rose slightly to $240 as the average home size decreased.
This trend aligns with a broader market pattern where 26 of the 54 closed sales were new construction built within the last two years. These newer homes appear to prioritize efficient floor plans over expansive square footage, driving the overall median down despite steady price levels. The data indicates that while buyers are still paying similar totals, they are acquiring less interior space on average compared to recent history.
The shift in home size does not necessarily signal a decline in value, as the median close-to-original list ratio improved to 0.899 from 0.882. However, it highlights a distinct change in the type of inventory moving through Kissing Tree, with new builds replacing larger older homes as the dominant sales category.
