Buda Monthly Market Pulse: Prices Dip in September

Median home prices in Buda dropped 9.7% compared to August, settling at $335,000 across 102 closed sales. This marks a 1.5% decline from the same month last year, reflecting a cooling trend after a summer peak. Despite the price adjustment, homes are selling faster, with the median days on market falling to 44 days, down 10.2% from August and 21.4% lower than September 2025. The volume of activity remains robust with 102 closings, a 12.1% increase over the previous month and a 2.0% rise year-over-year. Sellers are seeing slightly more negotiation room, as 85.3% of homes sold below their original list price, up from 77.0% last September. The median close-to-original list ratio held steady at 95.8%, indicating buyers continue to negotiate effectively in this market. New construction remains a significant driver, accounting for 55 of the 102 closed sales (54%). The average home size sold in September was 1,922 square feet, down 9.4% from August but only 1.8% smaller than last year. With 465 active listings and a months of inventory reading of 5.01, the market remains balanced, offering buyers more choices while sellers face increased competition.
