What does a 7.32% mortgage rate mean for a buyer in Blanco County today? With the median home price at $565,000 across 51 closed sales in the rolling six months ending September 30, 2026, monthly payments are significantly higher than they were last year when rates were lower. A standard purchase with a loan amount of $452,000 on a $565,000 home at the current rate results in a principal and interest payment of $3,105 per month.
ALEX Intelligence modeled the impact of common lender concessions to show how buyers can manage these costs. For a median-priced home, a 3-2-1 buydown reduces the interest rate to 4.32% in year one, lowering the monthly payment by $863, but it costs $21,036 upfront. A 2-1 buydown offers a smaller reduction for a cost of $10,680. These figures represent the median sale price and are estimates based on current market conditions, not appraisals.
The data shows that while prices have risen 19.5% compared to the same period last year, the higher interest rate environment is the primary driver of affordability challenges. Buyers must weigh the immediate cash cost of a buydown against the long-term savings in monthly payments. The median price per square foot has also increased by 11.3% over the prior six-month period, reaching $296, indicating that homes are selling at higher values despite the rate environment.
