Market figures by town

What does it cost to buy an entry-level home in Bell County today? The median price for the bottom quartile of sales reached $263,738 across 58 closed transactions in October. While this figure is down 12.1% from the same month last year, the rising cost of borrowing has shifted the affordability landscape significantly. ALEX Intelligence analyzed current market conditions using a standard scenario: a 20% down payment on a median entry-level home at the prevailing 30-year fixed rate of 7.24%. Under these terms, the principal and interest payment alone sits at $1,438 per month. This represents a higher monthly burden than in previous years, even as listing prices have softened, because mortgage rates remain elevated compared to the historic lows seen earlier in the decade. Buyers can mitigate this impact through buydowns. A 3-2-1 buydown would lower the initial rate to 4.24% for the first year, reducing the monthly payment by $401 and costing approximately $9,780 upfront. Alternatively, a 2-1 buydown offers a one-year reduction to 5.24% for a cost of roughly $4,968. These tools effectively bridge the gap between current prices and buyer budgets, though they require additional cash at closing. The market continues to see smaller homes selling; the median living area for these sales is 1,678 square feet, down 13.9% from a year ago. This shift toward more compact entry-level properties suggests buyers are prioritizing affordability over size in the current rate environment. With 504 active listings and 4.8 months of inventory, there is sufficient supply for those willing to navigate the financing costs. Want a closer look?
