What month historically brings the most activity for Bell County sellers? A seasonal analysis of 24 months of closed sales reveals a distinct pattern in local market rhythm.
ALEX Intelligence applied seasonal decomposition to monthly sales volumes and prices from November 2024 through October 2026. The data shows that late spring and early summer consistently drive the highest transaction volume. May, June, and July recorded the strongest activity, with May 2025 seeing 138 closed sales and June 2026 reaching 123 sales. These months also tend to support higher median prices, with May 2026 peaking at $320,000.
Conversely, late autumn and winter typically see reduced activity. October 2026 recorded only 56 closed sales, a 46.2% drop from the prior month and a 22.2% decline compared to October 2025. Median prices also softened in October to $262,569, down 12.5% year-over-year. While spring offers peak volume, sellers must weigh this against potential price volatility.
The data suggests that listing in May or June maximizes exposure and transaction volume, while October represents a slower period with lower prices. Buyers may find more inventory and less competition during the fall months, though prices remain subject to seasonal fluctuations. Understanding these cycles helps align listing strategies with market rhythms rather than attempting to force sales during historically quiet periods.
This analysis is based on 24 months of historical closed sales data for Bell County. ALEX Intelligence estimates are derived from Unlock MLS data and do not constitute an appraisal or future performance guarantee.
