Market figures by town

Cedar Creek buyers are closing on larger homes than they were a year ago. Across 107 closed sales in the rolling six months ending September 30, 2026, the median living area reached 2,237 square feet. This represents a 9.7% increase compared to the same period last year when the median was 2,040 square feet. ALEX Intelligence analyzed the size trends across these transactions to identify the shift in home dimensions. The data shows that while the median price per square foot dipped slightly by 10.3% year-over-year to $182, the physical footprint of sold homes has expanded significantly. In the prior six-month period ending March 31, the median living area was 2,228 square feet, indicating a steady upward trend in home size over the last year. This growth in square footage coincides with a slight increase in the median close price to $369,990, which is down 10.7% from the $414,434 recorded a year ago. The combination of larger homes and lower prices per square foot suggests that buyers are securing more space for their investment. With 56 new construction closings included in this window, the trend toward bigger floor plans appears driven by newer developments meeting current demand. The median days on market also shifted, rising 50% from last year to 66 days, while the ratio of close price to original list price improved slightly compared to the prior period. These figures reflect a market where size remains a key driver, even as pricing dynamics adjust. Shopping in Cedar Creek? Tell us what you want and we'll send matching homes as they list.
