Which Travis County neighborhoods are defining the upper end of the market this month? In August 2026, ALEX Intelligence identified the top five subdivisions by volume of sales in the highest price tier. The luxury threshold for the county was set at $1,335,000 based on trailing twelve-month data.
Highlands led the segment with a median sale price of $880,000 across just five closed sales. While this median is below the county-wide luxury threshold, it represents the highest activity in the upper tier for this specific subdivision during the window. Doss (Austin ISD) followed with a median price of $969,000 from 19 sales, and Oak Hill recorded $849,000 across 19 transactions.
Lakeway and Serene Hills rounded out the top five, with medians of $839,000 and $783,000 respectively. These figures reflect the median price per sale within these specific zones rather than a county-wide average for all luxury homes. The data shows that while high-value properties are moving, the volume in the deepest luxury tier remains concentrated in these specific school zones and subdivisions.
ALEX Intelligence analyzed 1,127 closed sales to determine these rankings. The analysis highlights where buyers are actively transacting at the higher end of the market. In August, the median close price for all Travis County homes was $495,000, down 3% from July and 5.7% from last year.
The top five luxury subdivisions by sales activity in August were Highlands, Doss (Austin ISD), Oak Hill, Lakeway, and Serene Hills. These areas continue to show distinct pricing patterns compared to the broader county market.
