How does a market shift from balanced to cooling? In Manor, the ALEX Intelligence Market Heat Score calculation reveals a distinct slowdown in September. The composite index combines four key metrics: median days on market, sale-to-list price ratio, inventory levels, and listing price reductions.
The data shows a sharp change in momentum. Median days on market rose to 94 days across 35 closed sales, up 96% from the prior month and 92% higher than September 2025. Simultaneously, the median close-to-original list ratio dropped to 90.9%, with 86% of homes selling below their original asking price. This indicates buyers now have significantly more leverage than they did a year ago.
Inventory levels also shifted, with months of supply reaching 5.9 based on current active listings and recent sales velocity. While the median price of $312,000 remains stable compared to August, the year-over-year decline of 8.9% suggests a correction in value. The ALEX Intelligence model weights these factors equally to generate a heat score that reflects this transition from a seller-favorable environment to one where buyers can negotiate more effectively.
For sellers, the data suggests patience is now required.
