Lee County is currently balancing new inventory with demand at a rate of 55 new listings against 48 closed sales over the last six months. This supply gap means that for every home that sold, roughly one new listing entered the market during the same period.
ALEX Intelligence analyzed the dual-axis trend of new listings versus closings to determine if inventory is tightening or loosening. The data shows a slight surplus of new activity relative to sales volume, with 55 new listings recorded compared to 48 closed transactions in the rolling window ending August 31, 2026.
The median days on market for these properties has risen to 75 days, an increase of 8.7% from the prior six-month period and a significant 87.5% jump compared to the same window last year. This suggests that while new supply is entering the market, absorption is slower than in previous cycles. The median sale price rose 6.0% to $355,000 during this timeframe, even as the number of days homes stayed on the market increased.
For sellers, the gap indicates a need for competitive pricing given the longer average time to close. For buyers, the steady flow of new listings provides options, though the 75-day median DOM suggests patience is required. The current inventory level reflects a market where supply is keeping pace with sales, preventing a rapid depletion of available homes.
