In contrast, late-year months see reduced momentum; October 2025 recorded only 118 sales, and September 2026 saw just 99 closings, down 26.7% from the same month last year.
The seasonal curve indicates that spring listings command higher median prices, often exceeding $460,000, while winter months like January frequently see drops of over 13% compared to the prior month. Sellers aiming for maximum exposure and price realization should target the April through June window when buyer activity peaks. Conversely, listing in October or November requires patience as market volume naturally contracts.
