Lakeway New Listings vs. Closings: The Supply Gap

In August 2026, Lakeway experienced a distinct supply gap where new listings fell short of closings. The market recorded 17 new listings against 27 closed sales, a dynamic that reduced the active inventory to 4.7 months of supply. This ratio indicates a shift toward a seller-favorable environment, as demand outpaced fresh supply for the month.
The volume of activity also showed resilience compared to the prior year. While 27 homes sold in August, this represented an 8.0% increase in sales volume compared to July and a 20.6% decrease from the 34 closings recorded in August 2025. The median closing price for these 27 transactions rose 6.7% to $715,000, while the average home size increased slightly by 1.7% to 2,521 square feet.
ALEX Intelligence analyzed the dual-axis trend of new listings versus closings to quantify this supply gap. The data reveals that despite a 6.7% rise in median price, the market absorbed inventory faster than it was replenished. With only 130 active listings currently on the market and 27 sales closing in a single month, the balance has tilted significantly toward sellers. This pattern suggests that buyers face less negotiation leverage as the pool of available homes shrinks relative to the number of transactions completing each month.
