In September 2026, the median home size sold in Killeen fell to 1,612 square feet, down from 1,618 square feet in August and 1,664 square feet a year ago. This shift reflects a changing inventory mix where new construction now accounts for two-thirds of all closings. ALEX Intelligence analyzed the rolling trend across 36 closed sales to identify this contraction in average living area.
The data shows that while the median price rose slightly by 1.1% month-over-month, the homes selling are physically smaller. The median price per square foot climbed 7.2% to $163, indicating that buyers are paying a premium for the reduced footprint. This trend aligns with the surge in new construction sales, which jumped from 9 units last September to 24 this month. These newer builds appear to be driving the average size down as they enter the market.
Despite the smaller homes, demand remains steady with 36 closed sales, a 20% increase over the same period last year. The median days on market also rose by 15.4% to 30 days, suggesting that while buyers are active, the pace of sale has slowed slightly compared to the previous month. As the market continues to favor new construction, the typical home size in Killeen is trending downward.
