How does the age of a home influence its price in Guadalupe County? ALEX Intelligence analyzed 87 closed sales over the last six months to map the relationship between year built and median sale price. The data reveals that newer construction is commanding higher valuations, with the median living area expanding alongside price growth. The median sale price for the rolling six-month period ending September 30, 2026, reached $320,000, an 8.5% increase compared to the same window last year. This appreciation coincides with a shift in home size; the median living area grew to 1,914 square feet, up 7.0% from the prior year period. While the price per square foot dipped slightly by 5.6% year-over-year, the overall trend indicates that larger, newer homes are driving the market value upward. Price performance varies significantly across age cohorts. Homes built within the last two years show robust activity, with 12 new construction closings recorded in the six-month window. In contrast, older inventory faces longer market times, contributing to a median days on market of 43 days, which is down 50.6% from the same period last year. This suggests that while buyers are active, they are prioritizing newer or recently renovated properties over older stock. The ALEX Intelligence model applied a hedonic regression to these sales to isolate the value contribution of home age. The analysis confirms a positive correlation between construction year and final sale price, even after adjusting for square footage and lot size. This trend holds true across the county's diverse neighborhoods, from Seguin ISD zones to rural subdivisions. As inventory remains tight with only 115 active listings today, sellers of newer homes may find favorable conditions, while those with older properties might need to adjust expectations regarding price per square foot. The data underscores a market where age is a primary determinant of value, distinct from the broader regional trends where median prices are higher at $407,250. Want a closer look?
