How many brand-new homes sold in Georgetown last month? Eighty-two of them did, representing a significant portion of the 238 total closings recorded in September. This volume highlights where new-construction activity is concentrated across the city's developing subdivisions.
ALEX Intelligence analyzed the year-built and closing data to rank the top five neighborhoods by new-home sales volume. These areas saw at least five closed transactions for homes built within the last two years, indicating active development and buyer demand in these specific zones.
The leading subdivision for new construction was Sun City Georgetown (55+), which recorded 213 closed sales of newer inventory during the broader 120-day window used for activity rankings, though September specifically saw strong volume across all qualifying areas. Wolf Ranch followed with 77 closings in the same recent period, while Woodfield Preserve and Parkside on the River also posted significant new-home transaction counts. Lively Ranch rounded out the top five with 33 closed sales of newer inventory in the last 120 days.
These figures reflect a market where new construction continues to drive a substantial share of activity, with median close prices for these newer homes ranging from $332,000 in Woodfield Preserve to $592,000 in Parkside on the River. The data shows that buyers are actively choosing established master-planned communities over older stock in September.
