Fredericksburg is currently experiencing a distinct supply gap where new inventory is arriving faster than it is being purchased. Over the rolling six-month period ending September 30, 2026, 72 new listings were added to the market while only 37 homes successfully closed. This imbalance means that for every home sold, roughly two new properties entered the pool of available inventory.
ALEX Intelligence analyzed the flow of supply and demand events to determine this trend. The data shows a clear divergence between the rate of new listings and the pace of closings. While 72 new properties were listed, the market absorbed only 37 sales during the same window. This dynamic is reflected in the current inventory levels, which stand at 69 active homes, representing approximately 10.9 months of supply based on the recent closing rate.
The median price for these 37 closed sales was $560,000, a figure that sits below the $670,000 median from the prior six-month period. The increased supply relative to demand has contributed to this shift, with the median days on market rising to 59 days compared to 49 days in the same window last year. For sellers, this indicates a need for competitive pricing as the market absorbs new stock. For buyers, the gap suggests more options are available than in previous periods, though the total volume of sales remains lower than the prior six months.
The supply gap is further highlighted by the fact that 72 new listings were recorded against just 37 closings. This ratio of roughly 2-to-1 in favor of new supply is a key indicator of the current market balance. As the inventory continues to accumulate, the median price per square foot also declined to $277 from $351 in the prior period. These figures illustrate how the influx of new listings is currently outpacing buyer absorption rates in Fredericksburg.
