Comal County saw a distinct shift in home age and size this month, with the median living area shrinking to 1,962 square feet from 2,274 square feet in August. This 13.7% drop coincides with only two new construction closings recorded in September, compared to six in the prior period. ALEX Intelligence analyzed the relationship between year built and sale price across 24 closed sales to identify how age cohorts are pricing in the current market.
The data reveals a trend where smaller, potentially newer or recently renovated homes are commanding higher prices per square foot. The median price per square foot rose to $235, up 14.1% from August and just 0.8% below the same month last year. This suggests that buyers are prioritizing specific condition factors over sheer size, as the overall median sale price climbed 22.0% to $497,000 despite the smaller footprint.
Homes built more recently appear to be holding value better than older stock in this volume of sales. While the sample size for new construction is small at two units, the broader trend indicates a market where condition and age are driving price premiums. The median days on market also increased to 70 days, up 25% from August, suggesting that while smaller homes sell well, the overall inventory turnover has slowed as buyers weigh the trade-offs between home age and size.
This analysis is based on 24 closed sales in September 2026. The median close-to-original list ratio was 89.7%, indicating that price negotiations remain active regardless of the home's age. As the market continues to sort through inventory, the correlation between a home's condition and its final sale price will likely become even more pronounced for sellers looking to move quickly.
