Comal County: New Listings Outpace Closings in September
By George Arnold Alexander III, MPA · Associate Broker · 2026-10-11
Comal County is currently experiencing a distinct supply gap where new listings are outpacing closings. In September 2026, the market absorbed just 24 closed sales while 56 new properties hit the market. This imbalance contributes to an inventory level of 6.99 months, calculated by dividing the active listings today by the trailing monthly closing rate.
ALEX Intelligence analyzed the dual-axis trend of supply and demand to highlight this dynamic. The number of new listings rose significantly compared to the prior period's 44, while closed sales dropped from 38 in August to 24 in September. This divergence suggests that buyer activity slowed relative to seller entry during the month.
The median sale price for these 24 transactions reached $497,000, a 22% increase from the prior month and 13% higher than September 2025. Despite the price growth, the market remains in a transition phase where the influx of new inventory is not yet matched by the volume of completed sales. This ratio indicates that while demand persists, the pace of closings has decelerated, leaving more homes available for prospective buyers to choose from.
The data reflects a shift in momentum rather than a crash, as the supply gap widens slightly compared to previous months. Buyers currently have more options to consider, with 248 active listings on the market today. Sellers entering the market now face a landscape where new inventory is accumulating faster than it is being sold.
