Cedar Park Home Sizes Are Growing in August

Are Cedar Park homes getting bigger? The median living area for closed sales reached 2,381 square feet in August, up from 2,292 square feet the previous month and 2,279 square feet a year ago. This shift toward larger floor plans is evident across the city's 70 closed transactions.
ALEX Intelligence analyzed rolling trends to track how home sizes are changing over time. The data shows a clear upward trajectory in living space, with the median size increasing by 3.9% compared to July and growing 4.5% year-over-year. This trend suggests buyers in Cedar Park are prioritizing square footage, even as prices adjust.
While the median price per square foot dipped slightly to $214 from $224 a year ago, the total home size is expanding. The average transaction now includes nearly 100 more square feet than it did last August. This growth in home size coincides with a 3.2% increase in median sale prices, indicating that buyers are paying for additional space rather than just location or condition.
The shift in home sizes reflects evolving buyer preferences in the Austin suburbs. As inventory levels stabilize, demand appears to be favoring properties with more room for living, working, and storage. This trend is consistent across the broader Williamson County market, where median home sizes also show growth.
For sellers, this data suggests that larger homes may continue to command attention. For buyers, it indicates that finding a home with 2,300 square feet or more may be increasingly common in the coming months. The market is adapting to a preference for spacious living environments.
