Cedar Park: New Listings vs. Closings Shows Supply Gap
By George Arnold Alexander III, MPA · Associate Broker · 2026-10-06
Cedar Park is absorbing new supply faster than it arrives. In August 2026, the market recorded 70 closed sales alongside just 46 new listings, creating a net draw of inventory that has tightened availability for buyers.
ALEX Intelligence analyzed the dual-axis trend of new listings versus closings to quantify this supply gap. The data shows that while 70 homes sold in August, only 46 entered the market during the same period. This imbalance means active inventory is shrinking even as demand remains steady. Over the trailing 12 months, the city has averaged 70 closings per month against a lower rate of new supply, reinforcing the trend of decreasing stock.
The median sale price rose to $480,000, up 3.2% from July and 12.9% compared to August 2025. This price strength coincides with the supply constraint. With only 46 new listings entering a market where 70 homes are closing, sellers face less competition for buyer attention, while buyers face fewer options.
The months of inventory currently stand at 2.78, calculated by dividing the 216 active listings by the monthly sales rate. This figure confirms a seller-leaning environment where demand outpaces fresh supply. For homeowners considering listing, the gap suggests that new entrants will be absorbed quickly, but for buyers, the window to find inventory before prices rise further is narrowing.
The ALEX Intelligence estimate of the supply gap relies on the 70 closed sales and 46 new listings recorded in August. This metric highlights a market where the flow of new homes cannot keep pace with the rate of transactions.
