Cedar Park August 2026 Market Recap and Outlook

Cedar Park saw a notable shift in pricing power this month as the median sale price reached $480,000 across 70 closed sales. This figure represents a 12.9% increase compared to the same period last year and a 3.2% rise from July. The market also absorbed inventory efficiently, with homes spending an average of 34 days on market, down 19.0% from August 2025.
The relationship between list price and final sale price strengthened slightly, with the median close-to-original list ratio climbing to 96.1%. While 82.9% of homes sold below their original asking price, this share increased by 14.5% compared to the prior month, indicating a more active negotiation environment despite higher prices. The average home size also grew, with the median living area reaching 2,381 square feet, up 4.5% from last year.
Looking at the broader context, Cedar Park continues to outperform regional benchmarks. The median price per square foot sits at $214, which is higher than the Unlock MLS region average of $204 and the Williamson County average of $194. With 221 active listings currently on the market, the area maintains a balanced inventory level of approximately 2.85 months.
ALEX Intelligence analyzed the 24-month sales history to contextualize these figures. The current median price is the highest recorded for August in the last two years, surpassing the $425,000 seen in August 2025. While sales volume dipped slightly by 7.9% from July, the year-over-year sales comparison shows a 2.8% decrease, suggesting that while fewer homes closed this month compared to last year, the value of those transactions has risen significantly. The market remains active with new construction contributing to the mix, though only three new-construction closings were recorded in August.
