Caldwell County August Market Recap and Outlook

Caldwell County saw a significant shift in August with median home prices rising to $270,000, an 18.6% increase compared to the same month last year. This price growth occurred alongside a 23.3% jump in sales volume, which reached 37 closed transactions. The market also became more active, with homes spending fewer days on the market; the median time to sell dropped to 39 days, a 37.1% decrease from July and a 105.3% increase compared to August 2025 when sales were faster. The average home size sold in August was 1,707 square feet, slightly larger than the prior month. Buyers paid an average of $158 per square foot, which is 7.5% higher than last year but down 3.7% from July. Despite the price gains, negotiation dynamics remained similar to the previous month, with homes selling at 93.6% of their original list price. However, a higher percentage of sales (86.5%) closed below the original asking price compared to the prior period and last year. New construction activity continued to be a driver, with 20 new-construction homes closing in August, up from 15 in July. The current inventory level stands at 242 active listings, providing a balanced environment for buyers and sellers. While prices have strengthened significantly over the past year, the market remains sensitive to interest rates, which currently sit at 7.28% according to Freddie Mac data.
