Buda: Where Prices Were Cut Most in August

In August 2026, nearly nine out of ten homes in Buda sold for less than the original asking price. Specifically, 87.6% of the 89 closed sales finished below the initial list price, a share that has risen by 15.6% compared to the same month last year. This shift indicates a market where sellers are increasingly adjusting expectations to secure contracts.
ALEX Intelligence analyzed price history data for all subdivisions with at least five sales to identify which neighborhoods saw the most frequent reductions. The analysis reveals distinct patterns in how different communities responded to current demand. Sunfield led the activity with 15 closed sales, where 93% of homes required a price reduction before closing. Turner's Crossing followed, with every single one of its seven sales seeing a cut from the original list.
The data also highlights specific neighborhoods where price adjustments were critical for moving inventory. Prairie Lakes saw 100% of its six sales reduced, while the PRAIRIE LAKES subdivision recorded reductions in 80% of its five transactions. These figures suggest that buyers in these areas had significant leverage to negotiate below the initial asking price.
The median days on market for Buda rose to 51 days, up 4.1% from July and 18.6% higher than August 2025. This extended timeline correlates with the increased frequency of price cuts. While the median sale price reached $369,999, a 7.2% increase year-over-year, the prevalence of reductions shows that achieving this price often required strategic pricing adjustments by sellers.
The average cut size across these transactions was approximately $15,000, though individual reductions varied based on the specific subdivision and property condition. This data serves as a practical guide for buyers looking to negotiate and sellers aiming to price competitively in the current Buda market.
