What happens when a deal falls through? In Bell County, the back-on-market rate reached 17% in September, meaning roughly one in six contracts that started did not reach closing. This figure is derived from analyzing the status history of 97 contracts that were under contract during the month, with 17 deals returning to active status or being withdrawn before finalizing.
ALEX Intelligence analyzed the pattern of these failed transactions to understand the risks buyers and sellers face. The data shows that while 99 homes successfully closed in September, a significant portion of the pipeline experienced delays or cancellations. This back-on-market rate is calculated by comparing the number of contracts that did not close against the total pool of active contracts tracked during the period.
For sellers, this means listing a home involves more than just finding a buyer; it requires navigating a process where nearly 18% of deals may not survive to the closing table. For buyers, it highlights the volatility in securing financing or meeting inspection contingencies. The rate is higher than the prior month's implied baseline, suggesting increased friction in the current market conditions.
Understanding this metric helps set realistic expectations for transaction timelines. While the median days on market remained stable at 39 days for closed sales, the contract-to-close cycle can be unpredictable when deals fall apart. Monitoring this rate provides a clearer picture of market stability beyond just the number of homes sold.
