Bell County saw a surge in new home activity this month with 46 closed sales of properties built within the last two years. This represents a significant increase from the 26 new construction closings recorded in July and the 37 seen in August of the previous year. ALEX Intelligence analyzed the volume of these recent builds to identify which neighborhoods are currently leading the market for buyers seeking modern amenities.
The data highlights three subdivisions that met the minimum threshold of five sales each during this period. Turnbo Ranch led with six closings, averaging a median price of $259,733 and selling in just 12.5 days on average. This rapid turnover suggests strong demand for new inventory in this specific community.
Eagle Heights followed with five closed sales, commanding a higher median price of $415,000 but taking longer to sell at 74 days on market. Flint Ridge also recorded five transactions, with a median sale price of $351,000 and the longest average time on market at 89 days. These figures illustrate how new construction performance varies by price point and location within the county.
ALEX Intelligence estimates that new construction now accounts for nearly half of all closed sales in Bell County for this window. The median living area for these newer homes stands at 2,000 square feet, reflecting a shift toward larger floor plans compared to the previous year's 1,866 square feet. This trend indicates buyers are prioritizing space and modern features in their purchasing decisions.
The analysis is based on 101 total closed sales in August, with the new construction subset providing a clear view of current builder activity. While specific future trends cannot be predicted, the current volume suggests a robust market for newly built homes in Bell County during this period.
