ALEX Intelligence calculated affordability using a standard scenario: a 20% down payment and a 30-year fixed mortgage at the current rate of 7.28%, sourced from the Freddie Mac Primary Mortgage Market Survey for the week of October 1, 2026. Under these conditions, the principal and interest payment on a median entry-level home is $2,064 per month.
This price point represents the bottom quartile of sales in Bastrop, where the overall median price was also $376,990. While the market saw 15.9% more closed sales than August 2025, prices dipped 3.8% year-over-year. The average home size for these transactions was 2,007 square feet, slightly larger than the prior period but smaller than the same month last year.
Buyers should note that financing costs remain a significant factor. A 3-2-1 buydown would reduce the initial rate to 4.28% for the first year, saving $575 monthly, at a total cost of $14,028. Alternatively, a 2-1 buydown offers a one-year reduction to 5.28% for $7,128. These tools can temporarily lower payments but do not change the underlying price or long-term rate environment.
The data reflects 51 closed sales in August, providing a solid basis for this affordability assessment. As inventory levels shift and rates fluctuate, these entry-level thresholds will continue to define market access for first-time buyers in Bastrop.
